How much is the minimum investment?
Your first investment must be at least $100,000 USD. After that, you can invest in increments of $50,000 USD or more.
The Hinoki Fund is divided into shares, each with its own share price. When you invest, you'll receive shares based on the current share price. Your total investment value equals the number of shares you own multiplied by the current share price.
You must be a Singapore Accredited Investor to invest in the Hinoki fund.
How does the share price change?
We recalculate the share price monthly using Net Asset Value (NAV). This is a standard calculation:
NAV = (Total Fund Assets - Total Liabilities) รท Number of Shares
The NAV reflects the real value of the fund's property portfolio, rental income, and any outstanding costs. Your share price updates automatically each month to match the new NAV.
Will share price changes affect my dividends?
Share price movements don't directly impact your dividend payments. Here's why:
Dividends come from rental income, which we distribute quarterly. The amount you receive depends on:
- Number of shares you own
- Rental income generated that quarter
- Fund operating expenses
Share prices reflect portfolio value, which can fluctuate due to:
- Property valuations
- Capital gains from property sales
- Changes in liabilities
The property portfolio managed by our team has generated consistent rental income over 20 years of operations. Property investments like ours show different volatility patterns compared to crypto or daily-traded stocks. However, past performance doesn't guarantee future results, and your capital is at risk.
Most Hinoki investors focus on long-term dividend income rather than trading shares for capital gains.
How much should I invest?
It depends on your overall investment strategy and risk tolerance. Property investments are often used to diversify portfolios with stable, income-generating assets.
You should consult an independent financial adviser to determine the right allocation for your circumstances.
What is the expected return?
Based on the historic performance of the properties managed by our team, rental yields have averaged 4-5% annually after tax and expenses.
Important: This is based our partner, Chateau Life's property management track record, not the MoreHarvest Hinoki Fund. Past performance is not a guarantee of future returns. Your actual returns may be higher or lower.
How long should I hold my investment?
The Hinoki Fund is designed for long-term investors seeking stable dividend income from property rental.
Japanese residential property prices have shown stability over recent decades. The properties our team manages have maintained consistent occupancy rates above 90% over 20 years of operations. However, property values can still fluctuate, and market conditions may change.
Minimum holding period: There's a 1-year maturation period before you can sell shares and receive dividends. Learn about how to sell shares.
